In fact, it’s easy to find hundreds of loft apartments in Miami FL, from old converted warehouses to the more modern and refined, loft-style condo buildings found throughout Miami and the Beaches.
You can find these lofts style apartments in most Miami neighborhoods, including the Miami Arts District, Wynwood, Miami Beach, South Beach, Downtown Miami, North Bay Village, and even Sunny Isles Beach.
The loft real estate market in Miami FL has seen a steady rise in popularity since the early 2000’s, when the first modern loft style boutique buildings were constructed in South Beach, built by forward thinking real estate developers. This new concept of loft style properties first took off like wild fire in Miami Beach. These boutique condo buildings featured wide open floor plans and clean, modern design, and were primarily located in the South of Fifth neighborhood of South Beach FL. Many of these new Miami condo buildings featured amenities such as a rooftop swimming pool, fitness center, and private rooftop terraces or large balconies.
Modern Lofts First Appeared in South Beach
Over the years, Miami real estate developers built more and more loft properties like this all over South Beach, including on such well-known streets as Meridian Ave, Collins Ave, and throughout most of the South Beach Art Deco neighborhood.
While the majority of these Miami lofts were brand new developments built from the ground up, there were a few Art Deco buildings and Jewish Synagogues in South Beach that were converted into loft style apartments.
Lunamar Lofts and Nolobi are both great examples of Synagogues that were converted into loft style condo buildings in Miami Beach FL. One such developer even converted an old telephone company into what is now known as Industry Lofts on Lenox Avenue, still one of the only live/work lofts available for sale in all of Miami Beach.
Lofts in Downtown Miami, Wynwood and the Arts District
While Miami Beach continued to gain in popularity, Downtown Miami FL, and the Arts District also became a more desirable area to live and work. This time Real Estate developers converted old run down buildings into Lofts, such as Bank Lofts on Biscayne Blvd in the trendy Upper East Side neighborhood.
Entire neighborhoods were re-developed with urban living in mind, attracting younger families looking for a cool place to live and a lower price range than that found in more traditional luxury condominiums. Easy accessibility to work and good schools also played a big role in this movement.
Buildings such as Parc Lofts, Wynwood Lofts, and Cynergi (on Miami Ave) were built to resemble old warehouses and feature design elements such as double height ceilings, open floor plans, concrete floors, exposed brick walls, high-end kitchen appliances, large windows, and open bedrooms. These loft apartments also came with more modern amenities including a larger swimming pool, front desk/ concierge, and indoor parking. Miami Ave is the main road that connects Downtown Miami to the Arts District. Here you will find many of the most hip and popular restaurants, bars and cafes in all of Miami FL.
The rise of luxury lofts
As Miami and Miami Beach continue to evolve and attract wealthy investors, luxury high rise condo buildings in Miami and Miami Beach FL started offering loft style apartments for sale, oftentimes with a full service list of luxury amenities and services.
These new larger luxury condos rise up to 60 stories and provide residences with amazing views of Biscayne Bay and the Miami city skyline and feature double height ceilings, larger square feet, luxury details in bathroom finishes, parking, and larger, more private bedrooms and even an office studio if needed. You can find many of these luxury loft buildings for sale on Brickell Ave in Downtown Miami and in the Edgewater neighborhood.
A developer will typically market the condo using details such as a spectacular loft-style layout with incredible details and custom floors and doors. These remarks are put onto the MLS and the units are listed by floor height and apartment number.

Is buying a loft a good investment?
Yes, buying a loft in Miami can make for a great investment opportunity due to the uniqueness of them versus traditional condos and homes. Traditional condominiums far outnumber lofts for sale in Miami, and there is not a Miami MLS filter that allows you to differentiate the types of properties. So finding properties for sale may be a bit more difficult, but the perfect residences do exist if you look hard enough.

Are lofts cheaper?
Lofts are not any cheaper than a traditional condo building, but it all depends on the FL location. For example, you can buy a place in Parc Lofts for under $400,000 but you might not love the surrounding area.
This is also an example of why someone might choose to live in Miami Lakes FL vs Sunny Isles Beach FL. As with any condo building in FL, the residences and units will vary in price based on floor location, beds/ baths, etc. The final sale price will depend on many factors.
How much does it cost to live in a loft?
It’s possible to find a smaller studio loft with 1 or 1.5 baths in Downtown Miami FL for under $300,000 USD. But you can expect to pay between $400k to $750k for a larger loft apartment in Miami in a good building.
The price range will depend greatly on the FL building, number of units available, beds/ baths, and square feet.
