Cipriani Residences Miami topped off in July 2026 at roughly 950 feet — the tallest residential tower in Miami for now, with the 1,049-foot Waldorf Astoria still rising — and it is the first ground-up Cipriani residential development in North America. 397 residences at 1420 South Miami Avenue in Brickell, developed by Mast Capital, designed by Arquitectonica, with interiors by 1508 London.

The developer says it is 85% sold (release of 8 September 2026; more than 80% at topping off) and that occupancy is anticipated in summer 2027 — pulled forward from 2028, which is the opposite of what usually happens in this market. Below is what is verified, what is contested, and what I could not find published.

What Has Actually Been Built

A tower of approximately 950 feet containing 397 residences from 1,123 to 3,495 square feet (Bisnow, 6 February 2024), one to four bedrooms, on a 2.8-acre site at 1420 South Miami Avenue. Mast Capital (Camilo Miguel Jr.) is the developer, Arquitectonica the architect with Bernardo Fort-Brescia as founding principal, 1508 London on interiors, and Moss Construction the general contractor. Fortune Development Sales handles sales.

The construction record is genuinely impressive. Ground broke February 2024. October 2024 brought the largest foundation pour in Brickell that year. By October 2025 the tower was at the 44th floor — halfway — climbing one level every three working days. It passed 872 feet in April 2026 and topped off in July 2026, reaching full height on 15 July according to a project spokesperson (Newsweek, 17 July 2026; Markets of Tomorrow, 22 July 2026).

The top 18 floors are the Canaletto Collection — six penthouses plus 68 ultra-luxury homes, 74 branded units in total. Amenities run past 50,000 square feet: a residents’ restaurant, private dining, a 37th-floor speakeasy, two pools, fitness centre, screening room, spa, salon, dog park and a pickleball court.

The “Tallest in Miami” Claim, Honestly

Cipriani surpassed Panorama Tower’s 868-foot roof height in April 2026 and topped off at about 950 feet in July. Florida YIMBY (21 April 2026) reported it as the tallest residential tower in the city and a new benchmark for residential height in Miami and Florida; Fox Business (29 July 2026) called it the tallest residential tower in the city, and the developer and Newsweek (17 July 2026) call it the tallest residential building south of New York City. That is real.

But the outlet that reported it used the word “temporarily,” and that word matters. The Waldorf Astoria Hotel & Residences at 300 Biscayne Boulevard is 1,049 feet and 100 storeys — roughly 100 feet taller — with 387 condominium residences plus 205 hotel rooms. Florida YIMBY reported on 27 August 2026 that its superstructure had reached structural level 85 (the tower is described as 100 stories) and that work had begun on the ninth and final cube, that site signage advertises topping out this winter, and that completion is anticipated in the second quarter of 2028. I have found no report that it has topped out.

So the precise, defensible statement is this: Cipriani is the tallest residential tower in Miami that has reached full height, on the reports I could find as of 24 September 2026. The Waldorf Astoria, a mixed hotel-and-condominium building, will exceed it in overall height once it tops out. If “tallest” is part of why you are buying, understand exactly which version of the claim survives.

What Cipriani Actually Does Here

Branding and food-and-beverage operations. Cipriani is not the developer and did not design the interiors — that is 1508 London. What the family operates is the residents’ restaurant, the 37th-floor speakeasy and the hospitality services.

One point worth being clear about: Florida YIMBY (21 April 2026) describes the restaurant as resident-only, and the developer’s website describes exclusive resident access to Cipriani dining — not a public Harry’s Bar-style venue open to the street. If you are picturing walking downstairs into a public Cipriani, check the offering documents rather than the marketing.

Pricing and Absorption

Residences from $1.8 million; the Canaletto Collection from $4.1 million, as of July 2026 (developer release, 23 July 2026); I have not found a newer published entry price. The entry price has risen roughly 64% since launch:

The 1931 Collection: on 8 September 2026 the developer unveiled two crown penthouses at the top of the tower — The San Marco at $33 million (three levels, 9,677 square feet of indoor and outdoor living) and The Torcello at $19.8 million (6,703 square feet of indoor and outdoor living). These are asking prices from the developer’s release, repeated by Haute Living on 15 September 2026; I have not found a report that either has sold, or a source that says whether they are two of the six Canaletto penthouses first offered in 2023 or a separate release.

⚠️ Penthouse pricing is genuinely unreliable across sources — $9.5M (July 2023), $17M (February 2024) and now $33M and $19.8M (September 2026) all appear for penthouses, and I have not found a source that reconciles them. Do not rely on a penthouse number you did not get from the offering documents.

The record sale: Penthouse 1 sold for $16.2 million — $3,333 per square foot — weeks after hitting the market in July 2023. 9,221 square feet total (4,888 interior plus 4,333 of terrace), four bedrooms. That was a record price per foot for the property type. It is now three years old and should not be used as a current valuation benchmark.

Absorption: over 50% presold by February 2024, over 80% by July 2026 and 85% by 8 September 2026, with buyers from more than 30 countries. All three figures are developer-supplied and unaudited, but the trajectory is consistent. I have not found a source that gives the number of residences still unsold.

Lionel Messi reportedly went under contract on multiple residences in April 2025. That was attributed to unnamed sources, and I have not found the developer or Messi confirming it. Fox Business (29 July 2026) and the New York Post (7 September 2026) have since repeated it, the Post without naming a source, so it should not be treated as fact.

I have not found a published average price per square foot for this building, a total sellout figure or a dollar contract volume.

The Delivery Date Has Moved Three Times

This is the thing early buyers should look at closely.

A 2025 date in March 2022 had become 2028 by the February 2024 loan and groundbreaking coverage. The pull-forward is what is unusual. Between October 2025 and April 2026 the date moved from 2028 to 2027, and I have not found a source that says why. The developer’s 23 July and 8 September 2026 releases and its website all keep the date at summer 2027, and the structural engineer’s project page lists 2027; every one of those is a project-team statement, and it is still later than the 2026 date some 2023-era buyers were given.

What to Verify Before You Sign

This tower has topped off, the developer says it is 85% sold, and its $600 million construction loan closed in February 2024. These are still the questions worth asking.

1. Which floor is your unit actually on? The storey count is published as 85 (the developer’s website and July 2026 release, and the structural engineer’s project page), 80 (Florida YIMBY, The Real Deal, Bisnow, and Haute Living on 15 September 2026) and 84 (Florida YIMBY, February 2024). I have not found a source that explains the difference. Confirm the floor against the recorded condominium declaration, not the marketing.

2. What does the Cipriani licence actually guarantee? Duration, fees, termination triggers, and what happens to the name and the restaurant if it lapses. I have not found any of it published.

3. Two more towers are planned on the same site. Mast Capital’s own portfolio page (read 24 September 2026) describes the 2.76-acre parcel as supporting 1,250 units across three towers — two multifamily rental buildings plus this condominium — and The Real Deal (6 February 2024) reports Rockpoint Group as equity partner on the rental component. I have not found a report of construction starting on the two rental towers. That may mean construction noise, changed views and shared site conditions after you move in. Ask for the master plan.

4. Deposit escrow and the §718.503 documents. I have not found anything published about the escrow arrangement here.

5. Run the title and lien search. I have found no reporting of litigation or liens against this project as of 24 September 2026, but I have not searched the Miami-Dade Clerk’s records. Absence of reporting is not a clean bill of health.

6. Note the independent-verification gap on the topping-off. Every account I found (PROFILEmiami, Newsweek, Fox Business, the structural engineer’s news post) traces to the project’s own announcement. Florida YIMBY, normally the most granular construction tracker on this building, has no Cipriani article newer than 21 April 2026, and the county still carries the site as vacant land.

Brickell Around It

Brickell has several luxury towers in the pipeline, and the developer says Cipriani is one of the only ultra-luxury residential towers in Brickell expected to deliver in 2027 (release of 23 July 2026). For contrast: 888 Brickell by Dolce&Gabbana has never gone vertical, and 619 Brickell by Nobu has design approval but no construction and no closed land purchase. Ora by Casa Tua and The Residences at 1428 Brickell are the other active comparables.

That contrast is the argument for this building. A topped-out tower that the developer says is 85% sold (8 September 2026), with a closed $600 million loan, is a materially different proposition from a rendering with a delivery date.
