What is actually being built at The St. Regis Residences?
A tower at 1809 Brickell Avenue on the Biscayne Bay waterfront in South Brickell (Florida YIMBY, 23 November 2024). The developers’ figures are 50 storeys and 152 residences of two to six bedrooms, including penthouses, sky villas and two stand-alone garden villas, with more than 50,000 square feet of indoor and outdoor amenities (The Real Deal, 4 September 2024; PROFILEmiami, 22 November 2024). Other sources differ: Florida YIMBY (10 July 2025) said 47 storeys and 632 feet, Integra’s undated project page says 48 storeys and 154 residences, and the developer’s own site says two to seven bedrooms. That site’s floor-plan page lists residences from floor 7 up to floors 48–49. I have not found a source that reconciles the storey counts.
The developers are Related Group and Integra Investments; Integra paid $14 million for the site in 2014 and the two firms teamed up on the project in 2021 (The Real Deal, 9 September 2024). The site had held a 17-story rental building completed in 1966 (Commercial Observer, 9 September 2024), which was demolished (Miami Herald, 4 July 2025). The architect is Robert A.M. Stern Architects — RAMSA — with interiors by Rockwell Group and landscape by Enea Garden Design; PROFILEmiami (22 November 2024) calls it RAMSA’s first residential development in South Florida.
The St. Regis name: St. Regis Hotels & Resorts is a Marriott brand (The Real Deal, 16 December 2021), and Marriott’s own residences page lists The St. Regis Residences, Miami. The developer’s site says 1809 Brickell Property Owner, LLC uses the St. Regis marks under a licence from Marriott, and that Marriott does not own, develop or sell the residences and has not confirmed the accuracy of the project’s statements (read 25 September 2026). I have not found a published licence term, fee structure or termination provision, so ask what the brand costs the association and get the answer in the offering documents.


Scope History: Two Towers to One
This project was announced in December 2021 as two 46-storey towers; The Real Deal counted 354 units on 16 December 2021 and wrote “about 330 units” on 18 October 2022. Integra’s project page says sales launched in early 2022.
On 18 October 2022 The Real Deal reported that the developers would build one 46-storey tower of about 150 units instead of two, dropping the 183-unit west tower, and raise the price of unsold units by about 10 to 15 percent. The projected sellout fell from $2 billion to more than $1 billion, and prices had started at $2.8 million. Related said the changes were spurred by buyers seeking larger units and more exclusivity (The Real Deal, 4 September 2024). The 152-unit figure appears in September 2024 coverage of the developers’ announcements.
What the record shows, and what it does not. The smaller scope came first (October 2022); the $527 million construction loan for the single tower was announced on 4 September 2024 (The Real Deal); and the groundbreaking ceremony followed on 21 November 2024 (Florida YIMBY). I have not found a source that links the scope cut to the financing or the start, so I do not claim a link.
The Miami Pre-Construction Delivery Tracker lists this tower at 2027 with no recorded slip (read 25 September 2026). I have not found a completion date in the 2021–2023 coverage I read, so there is no earlier promise to compare that 2027 against.



Where Construction Stands
As of 25 September 2026: under construction, not reported topped out. On 4 September 2024 Related Group and Integra announced a $527 million construction loan from Tyko Capital, backed by Elliott Investment Management and arranged by Newmark (The Real Deal, 4 and 9 September 2024). The groundbreaking ceremony was held on 21 November 2024 (Florida YIMBY, 23 November 2024), with over 65 percent of the homes in contract (PROFILEmiami, 22 November 2024).
On 3 August 2026 PROFILEmiami reported the tower had passed 80% sold, with about $900 million in sales and the project on pace for a nearly $1 billion sellout; the report was built around a two-storey penthouse under contract at $47 million. Those are developer figures, and the county roll shows no unit folios, so there is no recorded sale to check them against.
On 4 July 2025 the Miami Herald reported that archaeologists working for the developers had found an Indigenous settlement and burial site dating back about 3,500 years on the parcel, described in a preliminary report the city released after a public-records request; Florida YIMBY summarised it on 10 July 2025. The Herald saw cranes on site and concrete being poured, and its site visit suggested extensive foundation work under way; the developers said excavation continues and that findings are reported to the appropriate agencies. The Art Newspaper (3 March 2026) quoted Miami’s planning office as saying the city “does not plan on designating the site” and that excavation, analysis and reporting were still ongoing. I have not found a source that says whether the find has changed the schedule.
What I could not find. The City of Miami permit record for the tower, and any dated report of the floor count. The latest construction statements I read are the Herald’s July 2025 site visit and PROFILEmiami’s 3 August 2026 note that the tower is expected to top out later in 2026; no source I have read reports that it has topped out, and none gives a revised completion date. If someone quotes you a floor number, ask for the source.


What to Watch Before You Sign
- Judge it on the dated facts — a construction loan announced on 4 September 2024, a groundbreaking ceremony on 21 November 2024, more than 80% sold as of 3 August 2026 (a developer figure) and completion expected in 2027. Judge it against those, not against the 2021 announcement.
- Confirm the current construction status directly. The latest construction statements I found are the Miami Herald’s July 2025 site visit and PROFILEmiami’s 3 August 2026 note that the tower is expected to top out later in 2026. Ask the developer for the current floor count and schedule. Progress and sell-through are not the same thing.
- Ask what the St. Regis brand fee is and where it sits in the projected association budget.
- Ask the developers to confirm the amenity programme in the offering documents — more than 50,000 square feet is marketed. The documents govern, not the brochure.
- Ask about the archaeological finding and whether it triggered any schedule or mitigation obligations.
