Key Takeaways

  • 533 residences in a 77-story tower at 1210 Brickell Avenue — per the developer’s August 2025 release and The Real Deal (20 August 2025). The developer’s website (read 25 September 2026) says 540 residences, and the June 2025 permit application describes 78 stories (Florida YIMBY, 2 July 2025); I have not found a source that reconciles the figures.
  • Status: pre-construction — permit application submitted 19 June 2025; no construction start reported — as of 25 September 2026 I have found no report of a permit issued, a contractor named, a construction loan or a groundbreaking. A developer spokesperson expected construction to begin by the end of the first quarter of 2026 (The Real Deal, 20 August 2025). The county roll, retrieved 25 September 2026, lists three parking-lot parcels at the address and no condominium unit folios.
  • Developed by Fortune International Group, with Casa Tua as brand and hospitality partner, Arquitectonica as architect and m2atelier on interiors (the developer’s project page and website, read 25 September 2026). The developer’s website issues its legal notice in the name of 1210 Brickell LLC.
  • Completion: 2030 on the developer’s project page (read 25 September 2026). The developer’s project website gives no completion date.
  • Pricing: from $900,000, as last reported (The Real Deal, 20 August 2025); sales launched in March 2023 from $800,000 (The Real Deal, 9 March 2023). The developer’s website publishes no prices (read 25 September 2026), so confirm current availability and price with the developer.
  • Sales: about 45% presold as of July 2024, per the developer (The Real Deal, 10 July 2024); I have not found a later figure.
  • Bought pre-construction at ORA by Casa Tua? — before closing, a sale is usually an assignment of your purchase contract, and whether that is allowed depends on its assignment clause; after closing it is an ordinary resale. Ask Josh what your unit could sell for at delivery on WhatsApp.

As of 25 September 2026, ORA by Casa Tua has a filed permit application, a pre-development loan and an EB-5 filing — but I have found no report of a construction loan or a groundbreaking. A 77-story (per the developer), 533-residence (per its 2025 releases) tower at 1210 Brickell Avenue by Fortune International Group, with four Casa Tua restaurants, interiors by m2atelier, and short-term rentals marketed at a three-night minimum.

The last starting price I found is $900,000 (The Real Deal, 20 August 2025), and sales launched in March 2023. A developer spokesperson expected construction to begin by the end of the first quarter of 2026 (The Real Deal, 20 August 2025). That quarter ended on 31 March 2026, and I have found no report of construction beginning. This page dates every figure and says where sources disagree.

Verified 25 September 2026 against the developer’s project page and website, the Miami-Dade County property record, Florida YIMBY (30 March 2023, 9 July 2024, 2 July 2025), The Real Deal (9 March 2023, 10 July 2024, 20 August 2025), Commercial Observer (10 July 2024), PROFILEmiami (8 July 2024, 28 August 2025) and the developer’s 21 August 2025 EB-5 release. Sources disagree on the number of residences (533 or 540) and the story count (77 or 78); the City of Miami permit portal was not queried directly, so the permit’s current status is not confirmed by a primary source.

What Is Actually Planned

A mixed-use tower on a 46,373 square foot site at 1210 Brickell Avenue, about 1.06 acres. The county roll, retrieved 25 September 2026, still lists a seven-story parking building dating from 1982 on the main parcel; the plans call for demolishing it (Florida YIMBY, 30 March 2023). The permit application lists 533 residential units on floors 12 through 75, 58,089 square feet of office space on floors 1 through 8 and 31,587 square feet of restaurant space (Florida YIMBY, 2 July 2025); the developer describes the residences as studios to four-bedrooms, delivered fully furnished. The developer is Fortune International Group, led by Edgardo Defortuna. The architect is Arquitectonica and the interiors are by m2atelier. The programme includes four Casa Tua restaurants — Terra, Uva, Fuoco and Vento — a 40-foot sky park the developer calls Bosco, co-working space and wellness facilities (developer’s website, read 25 September 2026).

The story and unit counts differ between sources, and you should know the sequence. Florida YIMBY reported plans for a 76-story tower with 540 residential units on 30 March 2023. On 9 July 2024 it reported 77 stories and 533 residences. A permit application submitted on 19 June 2025 describes 78 stories and 533 units (Florida YIMBY, 2 July 2025), and the developer’s August 2025 release says 533. The developer’s website (read 25 September 2026) says 77 stories and 540 residences. I have not found a source that explains the differences, so if you hold or are offered a contract, confirm in the offering documents which building and which floor it describes.

Where the Project Actually Stands

The record, dated:

  • March 2023 — sales launch from $800,000 (The Real Deal, 9 March 2023), and plans for a 76-story tower at 1210 Brickell Avenue are reported (Florida YIMBY, 30 March 2023).
  • May 2023 — the City of Miami’s Urban Development Review Board approves the design 6–0 at 930 feet, with no design waivers required (Florida YIMBY, 2 July 2025).
  • July 2024 — Fortune closes on the site, $31.2 million across two purchases (Commercial Observer, 10 July 2024; county deeds dated 28 June and 2 July 2024), and on $36.08 million in pre-development financing from Amerant Bank (PROFILEmiami, 8 July 2024). The developer puts the project at about 45% presold (The Real Deal, 10 July 2024).
  • 19 June 2025 — a new construction permit application is submitted to the City of Miami Building Department, for 78 stories (reported by Florida YIMBY on 2 July 2025).
  • August 2025 — Fortune announces that the project has filed with USCIS for EB-5 designation and is accepting EB-5 investments of $1.05 million (release published 21 August 2025), and a spokesperson tells The Real Deal that construction is expected to begin by the end of the first quarter of 2026 (20 August 2025).

That is where the public record I found stops. The first quarter of 2026 ended on 31 March 2026, and as of 25 September 2026 I have found no source reporting that a permit was issued, that construction started or that a construction loan closed. The county roll, retrieved 25 September 2026, lists the three parcels at 1210 Brickell Avenue as parking lots and shows no condominium unit folios. The one loan on record is the $36.08 million pre-development facility from Amerant Bank (PROFILEmiami, 8 July 2024). I have not checked the City of Miami permit portal directly, so the permit’s current status is not confirmed by a primary source.

ORA is also listed on the Miami Pre-Construction Delivery Tracker (last verified 4 August 2026) with no construction loan reported. Sales began in March 2023.

The EB-5 Raise, Explained Plainly

In August 2025 Fortune announced that ORA has filed with USCIS for designation under the EB-5 programme and is accepting EB-5 investments of $1.05 million each (developer release published by Resident, 21 August 2025; The Real Deal, 20 August 2025). EB-5 is a US immigration programme; per the release, an investor and family (spouse and children under 21) who invest $1,050,000 are eligible for a green card.

The Real Deal reported that Fortune is tapping EB-5 to help fund the tower, and that the firm also used the programme for Nexo Residences, a co-development with Blue Road at 13899 Biscayne Boulevard in North Miami Beach (20 August 2025).

I have not found the number of investors sought, the total raise or how much has been subscribed. PROFILEmiami’s 28 August 2025 headline says the project is designated under the programme, while the release text says it has filed for designation, and I have not found a USCIS confirmation. I have also not found a source that says whether the EB-5 raise is required to reach groundbreaking.

Ask directly: is the EB-5 raise required to reach groundbreaking, and how much of it has closed?

The Short-Term Rental Permission

Short-term rentals are marketed here at a three-night minimum (developer’s website, read 25 September 2026; The Real Deal reported a three-day minimum on 20 August 2025), with seasonal and long-term rentals also offered, and every residence is delivered fully furnished. The developer says the rentals are professionally managed by Casa Tua’s on-site hospitality team, with a digital concierge app, separate arrival experiences for owners and short-term guests and a Casa Tua-curated package for rental readiness. The developer told The Real Deal in March 2023 that its target buyers are investors, foreign buyers and corporations, and The Real Deal reported on 20 August 2025 that, per the developer, a majority of buyers are foreign investors.

Short-term rentals in the City of Miami are subject to zoning and licensing requirements. The Real Deal reported on 9 September 2026 that a City of Miami Commission resolution on short-term rentals was slated for consideration; the article says it proposes no new restrictions. I have not found the outcome, or a source that says how it applies to ORA.

What I did not find published: the management fee, the revenue split, and any occupancy or rate projection. The developer’s website says its content is for information only, that no statement should be relied on unless it is made in the offering documents, and that the complete offering terms are in a CPS-12 application, file no. CP24-0079. As with Edge House Miami and Frida Kahlo Wynwood, the binding terms are in the offering documents and, once recorded, the declaration of condominium; the county roll shows no unit folios at this address yet. Treat any yield figure as a projection, not a promise.

What to Watch Before You Sign

  • No construction start is reported, and the developer’s first-quarter 2026 target has passed. As of 25 September 2026 I have found no report of a permit issued, a construction loan or a groundbreaking. Ask what the current start date is and how construction will be financed.
  • Ask whether the EB-5 raise is required to break ground, and how much of it has subscribed.
  • Ask what completion date is in your contract, and what the outside date is. The developer’s project page lists 2030; its project website gives no date.
  • Check which building your contract describes. The tower has been reported at 76, 77 and 78 stories and at 540 and 533 residences, and the developer’s website still says 540.
  • Get the offering documents before underwriting any rental income. The three-night minimum and Casa Tua’s management role are the developer’s marketing; I did not find the fees or any personal-use caps published.
  • Ask for current sales. The developer put the project at about 45% presold in July 2024 (The Real Deal, 10 July 2024); I have not found a later figure.

None of this makes ORA a bad buy. It makes it an early-stage purchase that should be priced and diligenced as one. Fortune’s other projects include the Ritz-Carlton Residences Pompano Beach, which has its own dated page on this site, and Nexo Residences in North Miami Beach.

Brickell Around It

1210 Brickell Avenue is in the Brickell Financial District, at the corner with Southeast 13th Street (Commercial Observer, 10 July 2024), beside the 1200 Brickell Avenue office building, which the plans keep (Florida YIMBY, 30 March 2023). The developer’s sales lounge is at 1300 Brickell Avenue (developer’s website, read 25 September 2026).

Other Brickell towers are at different stages of construction and financing. Cipriani Residences, Baccarat Residences, The St. Regis Residences, 888 Brickell and Mercedes-Benz Places each have their own dated page on this site, with their own sources.

Already bought at ORA by Casa Tua?

If you signed a pre-construction contract here, this part of the page is for you: what you can do with your contract, and how to get the record as it changes.

Your three options

  1. Close and keep it. Live in it, or rent it out within the condominium’s rental rules.
  2. Assign your contract before closing. A new buyer takes over your contract. Whether that is allowed, and at what fee, depends on your contract’s assignment clause and usually on the developer’s written consent.
  3. Close, then resell. After closing it is an ordinary resale, priced against what similar homes have actually recorded.

What I will send you

Tell me your unit. I will send you the project’s status from the public filings as it changes, the first recorded sales here when they land, and a straight read on whether to hold, assign or sell.

ORA by Casa Tua — Frequently Asked Questions

I bought pre-construction at ORA by Casa Tua. Can I sell before or at delivery?

It depends on your purchase agreement. Before closing, selling usually means assigning your contract to a new buyer, which developers often allow only with their written consent and sometimes for a fee, so read the assignment clause first. After closing it is an ordinary resale, priced against what similar homes in the building and nearby have actually closed for. If you bought at ORA by Casa Tua and want to know what your unit could sell for at delivery, message Josh Stein on WhatsApp at (305) 695-8257.

Where is ORA by Casa Tua?

1210 Brickell Avenue, Miami, FL 33131, on a 46,373 square foot (about 1.06-acre) site in the Brickell Financial District, at the corner with Southeast 13th Street (Florida YIMBY, 30 March 2023; Commercial Observer, 10 July 2024). The developer’s sales lounge is at 1300 Brickell Avenue.

Has construction started?

I have found no report that it has, as of 25 September 2026. A new construction permit application was submitted to the City of Miami on 19 June 2025 (Florida YIMBY, 2 July 2025), and a developer spokesperson expected construction to begin by the end of the first quarter of 2026 (The Real Deal, 20 August 2025). That quarter has ended, and I have not found a report of a permit issued, a contractor named or a construction loan. The only financing I found is the $36.08 million pre-development loan from Amerant Bank announced in July 2024 (PROFILEmiami, 8 July 2024).

How tall is it and how many residences?

The developer’s August 2025 release and the June 2025 permit application say 533 residences, from studios to four bedrooms, delivered fully furnished; the developer’s website (read 25 September 2026) says 540. The story count has moved too: 76 in March 2023, 77 in July 2024 and 78 in the permit application submitted on 19 June 2025, with 77 on the developer’s website and in The Real Deal on 20 August 2025. I have not found a source that reconciles them, so confirm in the offering documents which building your contract describes.

How much do residences cost?

The last starting price I found is $900,000 (The Real Deal, 20 August 2025); sales launched in March 2023 from $800,000 (The Real Deal, 9 March 2023). The developer’s website publishes no prices (read 25 September 2026). About 45% was presold as of July 2024, per the developer (The Real Deal, 10 July 2024); I have not found a later figure. Confirm current availability and pricing with the developer.

When is ORA by Casa Tua expected to be finished?

The developer’s project page (Fortune International Group, read 25 September 2026) lists a completion date of 2030, and the developer’s project website gives no date. Construction has not been reported as started, so treat any date as the developer’s target.

Are short-term rentals allowed?

The developer markets the residences with short-term rentals at a three-night minimum, plus seasonal and long-term rentals, managed by Casa Tua’s on-site hospitality team, with every residence delivered fully furnished (developer’s website, read 25 September 2026). I did not find the management fee, revenue split or any occupancy or rate projection published. The offering documents govern, not the brochure; the developer’s website says the complete offering terms are in a CPS-12 application, file no. CP24-0079. Treat any yield figure as a projection.

What is the EB-5 raise about?

In August 2025 Fortune announced that ORA has filed with USCIS for EB-5 designation and is accepting EB-5 investments of $1.05 million each — under the programme, per the release, an investor and immediate family who invest that amount are eligible for a green card (developer release published 21 August 2025; The Real Deal, 20 August 2025). I have not found the number of investors sought, the total raise or a USCIS confirmation of the designation. Ask whether the raise is required to reach groundbreaking and how much has subscribed.

Who is the developer?

Fortune International Group, led by Edgardo Defortuna, with Casa Tua as brand and hospitality partner, Arquitectonica as architect and m2atelier on interiors (developer’s project page and website, read 25 September 2026). The developer’s website issues its legal notice in the name of 1210 Brickell LLC. ORA is Casa Tua’s first residential project (The Real Deal, 9 March 2023).
