The timeline is worth reading as a timeline. Ground was broken in September 2023 with completion then expected in 2025. By May 2025 Florida YIMBY reported exterior work nearing completion and a target of Q4 2025. Casa Tua Cucina opened in April 2026 (scheduled for 17 April, per Time Out Miami), completion was announced on 6 May 2026, and the City of Miami permit record lists a temporary certificate of occupancy dated 8 July 2026. Completion was announced about four months after the end of the Q4 2025 target. I have not found a source that says why, or whether an earlier certificate preceded the July one (the permit record shows one certificate field per permit). Worth knowing if you were given a date.

What the county and city records show

🔴 Two public records describe this building differently, and both are dated.

A search of the Miami-Dade County Property Appraiser for 2700 NW 2nd Avenue on 25 September 2026 returns exactly one parcel: folio 01-3125-031-0200, classified VACANT LAND — COMMERCIAL, year built 0, owner of record PRH G40 Property Owner LLC. Its 2026 assessment is $18,706,800 of land, $9,048 of extra features (fences and paving dated 2014) and $0 of building.

So as of 25 September 2026 the roll shows no unit folios for the 329 homes, and therefore no assessed values or recorded sale prices for them.

The City of Miami’s building-permit record tells the construction side. The master new-construction permit for the address (BD22021700001B001, issued 26 January 2024, 378,652 square feet, entered at $66,300,100) is still Active and not final. Its certificate field reads TCO — a temporary certificate of occupancy — dated 8 July 2026, the permit lists a certificate of occupancy as required, and none is listed. The dataset shows one certificate field per permit, so I cannot tell whether an earlier partial certificate came first. The permit’s work items are general retail, apartment hotel and bar or tavern (50 or more occupants).

⚠️ Be careful what you conclude from the county roll. The Property Appraiser’s roll is not the Clerk of Court’s deed record. A declaration is recorded with the Clerk, and homes can close against it, before the appraiser splits the parcel and issues folios. The roll is not evidence that nothing has closed at NoMad, and I have not searched the Clerk’s official records, so I cannot tell you what has been recorded there. What I can point to is press coverage: The Real Deal (18 September 2026) and Commercial Observer (21 September 2026) both reported, citing records, that the developers sold the ground-floor retail space that houses Casa Tua Cucina for $33 million. The Real Deal described two ground-floor retail units, of about 15,000 and 5,000 square feet, both held by the buyer’s LLC. That sale is not on the appraiser’s roll for this address as of 25 September 2026.

⭐ The 2026 jump is land, not the building. The parcel’s assessed value went from $7,241,850 in 2025 to $18,715,848 in 2026 — 2.58×. The county’s land lines show why: in 2024 and 2025 it valued 13,167 sq ft at $550 a foot; in 2026 it values two land lines, 13,167 and 33,600 sq ft, both at $400 a foot — all 46,767 sq ft of the site. The building value is $0. Florida values real property as of 1 January and puts no value on improvements not substantially completed on that date (Florida Statutes 192.042), and the developers announced completion on 6 May 2026, after 1 January 2026. The appraiser has not said that this is why the roll carries no building, and I have not found a county source that says why the valued land area changed.

What it means for you, concretely:

  • The county roll gives you no comparable inside this building. It has no unit folios, so a price per square foot you are quoted for a NoMad home did not come from the appraiser’s roll. Ask where it did come from.
  • “More than 90% accounted for” is not a count of closings. The developers used that wording on 6 May 2026, and South Florida Agent Magazine restated it as over 90% under contract on 11 June 2026. Neither is a recorded transfer.
  • Ask directly how many homes have actually closed, and ask for that in writing.

The land: a 2020 lender transfer and a 2021 purchase

This is what the county’s sales file for folio 01-3125-031-0200 lists, read on 25 September 2026.

⭐ The county dates a deed noted “in lieu of foreclosure” to 22 September 2020 and the sale to the developers to 22 September 2021 — a year apart to the day. The Real Deal reported on 7 May 2024 that the developers bought the property in 2021 from a lender, Seven Valleys, which had taken the site over from the earlier owners. I have not found a source that says more about the 2016 deed, or gives the terms of the 2020 transfer, than the county’s own notes.

⚠️ One caveat on those figures, and it matters. The 2016 and 2021 rows are flagged by the county as multi-parcel deeds. When one deed conveys several parcels, the county repeats the whole consideration against every folio in it — so those prices may cover more land than this one parcel. The 2016 figure is the recorded consideration, not necessarily the price of this site alone. For 2021, The Real Deal (7 May 2024) and Commercial Observer (6 May 2024 and 21 September 2026) each report $26.5 million as the price of the site itself, which matches the county file.

Casa Tua Cucina, the rooftop, and what has opened

Casa Tua Cucina opened in April 2026. Time Out Miami reported on 14 April 2026 that Casa Tua Cucina Wynwood would open that Friday, 17 April, inside the building: 13,500 square feet indoors plus a 5,000-square-foot terrace, ten food stations and room for about 400 guests. Commercial Observer wrote on 21 September 2026 that it opened in April. The developers’ 6 May 2026 completion release still described it in the future tense, as opening “this spring”; the accounts differ, and I rely on the dated reports of the opening. Arquitectonica lists the residences and the restaurant as one project.

That matters for two reasons a buyer should weigh. It is a real, large operating amenity, and a market-style restaurant of that size on the ground floor of a 329-home building brings footfall, deliveries and noise as well as convenience. Ask how loading and hours are handled, and ask residents rather than the sales office. And the ground-floor retail space is reported to have been sold separately: The Real Deal and Commercial Observer reported in September 2026 that the developers sold the roughly 15,000-square-foot Casa Tua space for $33 million, with the restaurant on a long-term lease. Ask what the declaration says about the retail units.

What the developers described at completion (PROFILEmiami, 6 May 2026):

  • Casa Tua Cucina — open kitchen, food and retail stations, at street level.
  • A rooftop lounge with panoramic views toward downtown Miami.
  • A resort-style pool with cabanas.
  • An indoor-outdoor fitness lounge with a cold plunge, plus summer kitchens.
  • A speakeasy and a parlour lounge.
  • The NoMad Library and Lounge on the ninth floor, with shared workspaces, a card room and private dining areas.
  • Two signature lobbies, and art throughout: works from the Jorge M. Pérez Collection, commissioned pieces, a façade installation by a British sculptor and a mural at the base of the building.

⚠️ A rooftop restaurant and bar is still listed as planned. The developers’ 6 May 2026 release said it was planned, “with more details to be announced in due course”, and The Real Deal wrote on 18 September 2026 that a rooftop restaurant by a James Beard Award-winning chef is expected to open later this year. I have not found an opening date from the developers. If a rooftop restaurant is part of why you are buying, get its status in writing rather than from a rendering.

The location is the other half of the amenity. The building sits on NW 2nd Avenue, which the developers call Wynwood’s main corridor, steps from the Wynwood Walls. Expect it to be walkable, busy at night and loud at weekends. Visit on a Saturday evening before you decide, not on a Tuesday morning.

The short-stay question — and what you must verify

NoMad Residences Wynwood is a fully furnished, hospitality-branded product. The developers describe the homes as having no rental restrictions, with an in-house team handling guest services (Florida YIMBY, 29 September 2023; PROFILEmiami, 6 May 2026), and The Real Deal called it a short-term-rental-friendly condominium on 18 September 2026. That is how it is marketed.

⚠️ This page will not confirm those rights for you, and you should distrust any page that does. Short-stay rights are not something a developer or a brand can grant. They depend on three things, and all three have to hold:

  • The City of Miami’s rules for this specific zoning district, and whatever registration, certificate of use and business tax receipt the city requires. ⚠️ Wynwood is in the City of Miami — do not apply anything you have read about Miami Beach’s regime here. They are different jurisdictions with different rules.
  • Florida’s state licensing for transient public lodging.
  • The recorded declaration, which binds you personally and which the owners can amend after you buy.

What to ask for, in writing, before you commit: the recorded declaration and every amendment, and read the leasing article yourself; what licences the building and its owners actually hold; and if a rental yield is part of your case, the full assumptions behind it — occupancy, nightly rate, management split, cleaning, city and state taxes, and what the association charges for short-stay operations.

One record worth knowing about: the City of Miami’s permit record lists the master permit’s work items as general retail, apartment hotel and bar or tavern (50 or more occupants). A permit classification is not a short-term-rental licence, and I have not found a source that says what registration the building or its owners hold.

Who this suits, and who it does not

It suits a buyer who wants a small, furnished, professionally run home in the middle of Wynwood and wants it turnkey. Studios to two-bedrooms, delivered furnished, in a nine-storey building with an in-house management team and a hotel brand’s name on it. No assembly is required and there is no furniture budget, which for a non-resident owner can be an advantage.

It suits a buyer who believes in Wynwood specifically. This is a bet on a neighbourhood as much as a building — and the county file shows the land under it passing through a lender in 2020, on a deed noted “in lieu of foreclosure”.

It suits badly a buyer who needs to see the numbers before committing. The county roll shows no unit folios here — as of 25 September 2026 no assessed values, recorded sales or resales for individual homes, and so no county figure to check a price against. I do not know when the appraiser will split the parcel. Until it does, the figures you are shown about value at NoMad come from the people selling it or from listing services.

And it suits badly anyone underwriting on rental income they have not verified with the city and the declaration. The furnished hospitality format is the product; the permission is a separate question with a separate answer, and it is not the developer’s to give.

Four things to establish before you commit:

  • How many homes have actually closed, as opposed to being under contract — in writing.
  • The recorded declaration and its leasing article, in full, plus any amendments.
  • What the building and its owners are licensed for by the City of Miami and the State of Florida.
  • The association’s budget and reserve position, and what the hospitality operation costs owners. A hotel-branded building carries hotel-branded operating costs.
