What is being built at Rosewood Residences Hillsboro Beach?

Rosewood Residences Hillsboro Beach is two buildings on one site at 1180 Hillsboro Mile: a ten-storey oceanfront tower of 70 homes and a three-storey Intracoastal-facing building of 22 homes — 92 in total (Multi-Housing News, 10 February 2026). The developer’s website describes them as a 3-story intracoastal condominium and a 10-story oceanfront tower, and Rosewood’s own page calls the 92 condominium residences and villas, split between 70 beachfront and 22 coastal homes. Construction began in December 2024, the structure topped out in February 2026, and the developer’s release of 21 February 2026 puts full completion on track for early 2027.

The site on Hillsboro Mile

The site sits between the Atlantic Ocean and the Intracoastal Waterway on the stretch of Hillsboro Beach known as “Millionaire’s Mile” (Florida YIMBY, 19 December 2024). The trade press gives its size as 11.8 acres (Florida YIMBY, 10 November 2024) and 12 acres (Florida YIMBY, 9 February 2026; the developer’s release, 21 February 2026), and PROFILEmiami (16 April 2026) reports more than 1,200 feet of combined ocean and Intracoastal frontage.

The homes and the team

Homes run from about 2,800 square feet for a two-bedroom to 6,400 square feet for a five-bedroom (Multi-Housing News, 10 February 2026). Arquitectonica is the architect, Studio Piet Boon designed the interiors, and Coastal Construction Group is the general contractor (Florida YIMBY, 9 February 2026). The developer’s website lists Piet Boon kitchens with a Wolf and Sub-Zero appliance package (read 24 September 2026).

The developer’s website puts the combined amenities and marina at 37,000 square feet. According to the 21 February 2026 release, they will be managed by the Rosewood team and include a wellness center with spa, saunas, a Hammam, hydro and cold plunge pools, a salon and two fitness centers; tennis, paddle tennis, pickleball and Bocce courts; oceanfront and sunset pools; a dedicated beach; and a private marina, with dining led by a chef the release describes as soon to be announced. The marina is 14 vessel slips in the February 2026 release and 11 private boat slips in the December 2024 report, and I have not found a source that explains the difference. The developer’s legal notice says the amenities, finishes and designs shown are proposed and may change.

The developer’s release calls the project the first hospitality-branded condominium in the area. The legal notice on the developer’s website says the developer is Hillsboro Mile Property Owner, LLC, which uses the marks of The Related Group, Dezer Development and Rosewood Hotels and Resorts, LLC under license agreements, that none of those three is the developer, and that Rosewood Hotels and Resorts, LLC is not the offeror. Confirm who is contracting with you in the developer’s disclosure documents.

Price and availability

Prices have been reported as follows. Florida YIMBY (10 November 2024) says sales launched in spring 2023 with condominiums from $5 million and villas from $4 million; Florida YIMBY (19 December 2024) says prices started at $4 million. The developer’s release (21 February 2026) and Florida YIMBY (9 February 2026) put pricing for available homes from $5.95 million, and Multi-Housing News (10 February 2026) says about $6 million. PROFILEmiami (16 April 2026) says the 15 penthouses, six oceanfront and nine Intracoastal, are priced from $16.5 million; the oceanfront ones are 5,000 to 5,560 square feet and the Intracoastal ones 3,200 to 6,400.

Florida YIMBY reported on 19 December 2024 that over 50% of the units were under contract. I have not found a later sales figure, or any price or availability update dated after 16 April 2026. The developer’s website lists a sales gallery at 101 E Palmetto Park Rd., Boca Raton (read 24 September 2026); ask for the current price sheet and the disclosure documents before comparing.

What the county record shows

As of 24 September 2026, the Broward County Property Appraiser’s roll shows the site as land, not as a finished building. It lists twelve folios in the name of HILLSBORO MILE PROPERTY OWNER LLC, the developer entity named in the developer’s legal notice: six at even addresses, 1174 to 1184 Hillsboro Mile (34,366 to 39,628 square feet each), and six at odd addresses, 1175 to 1185 (22,154 to 25,513 square feet each). The site’s own address, 1180 Hillsboro Mile, is folio 484308130014, lot I-4 in the county’s legal description, which names the subdivision “The Enclave at Hillsboro Beach.” All twelve carry the county code 00-01 Vacant Residential and the zone label RM-16 (multiple family medium density), and none shows a building value. I found no unit folios; I have not searched the recorded documents for a declaration of condominium.

Size, value and sale. The twelve land areas add up to 360,168 square feet, about 8.27 acres, against 11.8 to 12 acres in the trade press; I have not found a source that reconciles the two. The county’s 2026 market (“just”) value for the twelve folios adds up to $53,063,690, all of it land. The county lists a Multi Special Warranty Deed dated 1 December 2020 with a $30,000,000 stamp amount, flagged a disqualified sale, on every one of the twelve folios. Because the identical figure repeats on each folio, I read it as one price for the group rather than a price per lot. An earlier entry, dated 21 December 2016, is a non-sale title change.
